Electrical Testing - New Regulations for Landlords

These new Regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at least every 5 years. Many landlords will already be ensuring their fixed wiring is tested at these regular intervals but the new regulations are intended to continue to improve the safety in residential properties.

These new regulations came into effect from 1st June 2020 for new tenancies and will be in effect from 1st April 2021 for existing tenancies.

An Electrical Installation Condition Report focusses on the 'fixed' electrical parts of the property. For example, the wiring, plug sockets, light fittings, the fuse board and will also include permanently connected equipment such as showers and extractors.

Landlords who do not comply with these regulations could face fines of up to £30,000.
